Marketing Your Property to the Public
My marketing efforts to the public may consist of some or all of the following activities:
- Pricing - It is 80% of the battle. I will assist you with the pricing of your home based on solid market research and a competitive market analysis (CMA). The CMA will make clear the best price for your home in order to sell within your desired timeframe.
- Property sign - NAR statistics show that approximately 63% of buyers have identified a home from the property sign. My Windermere property signs are designed and professionally & strategically installed to provide superior visibility.
- Say it with pictures! Your property will immediately be featured on Windermere's Premiere website. Windermere.com boasts the highest number of visits for any real estate website in the world (includes Photo Gallery/Virtual Tours) - according to NAR statistics, 86% of all buyers are shopping for real estate online first.
- My Personal Premium Web site—includes featuring your property on my website home page and tracking visits or hits to your property information.
- Additional Website Exposure - your home will also be listed on Realtor.com, You Tube and Trulia.com through Windermere's exclusive marketing agreement with one of the nation's fastest growing real estate search engines.
- Selling a home without staging is like going to a job interview in your pajamas. So, I include, at no cost to you, a consultation with a professional home stager. Jim Meadows, or "Mr. Makeover" of Home Enhancement Co. is one of the best. His initial services will include a report providing his suggestions for furniture placement, paint colors, and minor improvements if necessary.
- Secure keybox - a lockbox will be installed to increase showings and provide you with the security of knowing who has shown your home.
- Flyer box on the property sign filled with full color property brochures to not only provide pertinent details about your home, but to direct potential buyers to an online virtual tour of your property on my premium website.
- 1-800 Property information - a buyer can call from the property sign to hear a full description of your property and call capture allows me to call them back and follow up.
- Cost-effective and innovative marketing tools exclusively available to Windermere agents. This includes professionally designed templates that I have access to for creating marketing materials such as property marketing flyers, postcards and brochures on Custom Xpress. Windermere has made it extremely efficient and affordable to pull together an effective marketing plan for your property.
- Floor plan diagram - I will provide, at my cost, a professionally drafted floorplan of your home for viewing and use by potential buyers.
- Targeted marketing activities (mailings to neighbors, club memberships, etc.)
- Newspaper advertising will advertise open houses in the Idaho Statesman's Real Estate Weekly to produce inquiries on your property and drive buyers to the virtual tour on my website.
- Open house philosophy—I will introduce your home to the market by holding an open house and advertising the open house with early signage, postcards and newspaper advertising. Your home, when held open, will be listed on the Windermere Open House website and the Ada County Open House website.
- Property Profile to include information on the following: CCR's, Homeowner's Association, Plat map, area demographics, last recorded Deed, taxes and any other neighborhood information that might be pertininent to a buyer.
- In-home marketing book/Counter Display making disclosures, plat maps, CCRs and other information available to potential buyers and their agents.
- Communication - I will communicate with you at a minimum, on a weekly basis. All showing activity will be followed up on immediately and the status of the market and how it affects the sale of your home will be periodically reviewed.
Marketing Your Property to Other Agents All of these activities can produce feedback from other real estate professionals. Gathering and analyzing this
feedback can produce valuable direction as I continue marketing the property:
